Bangkok: In the first half of 2026, there was a slight increase in condominium transfers to foreigners, yet the proportion of units and value of these transfers saw a notable decrease, according to the Real Estate Information Center (REIC) of the Government Housing Bank (GHB). The report highlighted that despite a rise in the second quarter of 2026 compared to the previous year, the overall decline in condominium transfers reflects a broader economic slowdown affecting foreign buyers' purchasing decisions.
According to Thai News Agency, during the second quarter of 2026, condominium transfers to foreigners totaled 3,292 units, marking a 1.4 percent increase from the same period last year. The value of these transfers rose by 20.2 percent to 14,803 million baht, and the total area increased by 8.1 percent to 145,140 square meters. Despite these gains, the proportion of foreign ownership transfers compared to the total number of condominium transfers decreased, with units dropping to 10.2 percent and value to 20.0 percent.
In the first half of 2026, 6,533 units were transferred to foreigners, a decline of 8.8 percent compared to the previous year. The total value of these transfers was 28,267 million baht, down by 1.5 percent. The proportion of condominium transfers to foreigners also saw a decline, with units falling to 11.7 percent and value to 21.7 percent. The economic slowdown both domestically and globally played a significant role in these shifts, causing some foreign buyers to postpone their real estate investments.
Chinese buyers continued to dominate the foreign market in both quantity and value, although their numbers reduced from the previous year. The average transfer value for Chinese buyers was 3.8 million baht per unit, with an average unit size of 38.2 square meters. US buyers, however, transferred the highest average value per unit at 6.6 million baht, while Indian buyers had the largest average unit area at 72.1 square meters. Overall, the first half of 2026 saw an average condominium transfer value of 4.3 million baht per unit and an average area of 43.9 square meters per unit for foreign buyers.
